Building works: The floor slab, all partition walls and the walls separating the flats are constructed from concrete or solid cement blocks. The interior partition walls are constructed from brick or using lightweight construction methods.
Roofing: The roof structure is made of structural timber and clad with exposed formwork.
The gable roof is covered with high-quality roof tiles.
Flooring: Flooring up to CHF 120 per square metre (including materials and installation) is included in all living rooms, bedrooms and entrance areas. The choice of flooring is left to the buyer.
Electrical installations: The central high- and low-voltage distribution system is located in the plant room in the basement. The installations will be surface-mounted in the basement and flush-mounted in the entrance and living areas.

Facade: The choice of colours and materials for the external facades is determined by the client in consultation with the architect.
Windows: The windows will be fitted as timber/metal frames or as PVC windows with triple-glazed insulation.
Tiles: Floor and wall tiles up to CHF 120 per m² (including materials and installation) are included in all bathrooms. The buyer is responsible for selecting the tiles.
Heating: The building has its own heating system. Heat is generated by a pellet-fired boiler. Heat is distributed via a low-temperature underfloor heating system. Each flat is equipped with its own heating manifold. Hot water is supplied centrally within the building and is integrated with the heating system.
Kitchen fittings: The kitchen fittings are selected individually by the buyer. The cost is:

Painting work: The walls in the living rooms and bedrooms will be finished with a 1.0 mm thick layer of plaster. All ceilings in the living rooms and bedrooms will be finished with sprayed plaster. In the kitchen, the stairwell and the communal areas, the walls will be painted with emulsion paint.
Metalwork: The front door will be made of aluminium or steel with triple-glazed insulation. Letterboxes, postboxes, etc. will be standard off-the-shelf products.
Sanitary fittings: All fittings, such as bath and shower trays, washbasins and toilets, etc., may be selected by the buyer. The value per wet room (as per the STWE plan) is CHF 12,000 and per guest toilet (as per the STWE plan) CHF 5,000.
Locking system: The main entrance door is fitted with a central locking system and an intercom.
The flat key can be used for the main entrance door, the flat entrance door, the letterbox and all communal areas.
Joinery: All interior doors are made of natural wood or with a synthetic resin veneer. The doors are fitted to wooden frames. The door leaves are made of 40 mm thick solid-core doors and are fitted with a perimeter rubber seal to improve sound and air tightness.
The apartment entrance doors are designed as 60 mm thick fire-rated doors. They feature a three-point locking system. The doors consist of solid-core panels with a double rebate, a metal threshold and a perimeter rubber seal.
A built-in wardrobe is included in the scope of works.
Ski storage: A communal ski storage room is provided in the basement, with one lockable ski locker per flat.
Plumbing: The plumbing will be fitted using copper or aluminium.
Blinds: All bedrooms are fitted with blinds.
Subfloors: The subfloors are constructed as a self-levelling screed or a cement-based subfloor and laid on top of 20 mm of impact sound insulation and 20 mm of thermal insulation.
Surrounding areas: Great importance is attached to ensuring the surrounding areas are well-maintained and attractive. The design of the entire outdoor area – including access points, ramps, green spaces, landscaping and forecourts – is being developed in close consultation between the client and the architect and forms part of the overall design concept.
Laundry room: Each flat will be equipped with a washing machine and a tumble dryer.Furnishings: The furniture shown in the plans and visualisations is not included in the property for sale and does not form part of the scope of services.
