In the heart of Saas-Grund, Primavera is developing modern condominiums that combine alpine living with contemporary comfort. The comprehensively renovated property offers light-filled living spaces, well-designed floor plans and sunny balconies with impressive mountain views.

Outdoor parking spaces: Private outdoor parking spaces are available for purchase (CHF 25,000 per parking space).

Elevator: A wheelchair-accessible lift will be installed, running from the ground floor to the top floor.

Construction work: The floor slab, all partition walls and apartment dividing walls are made of concrete or solid cement blocks. The room dividing walls are made of brick or lightweight construction.

Roofing: The roof truss is made of structural timber and clad with exposed form work.
The gable roof is covered with high-quality roof tiles.

Floor coverings: Floor coverings up to CHF 120/m² (material and installation) are included in all living rooms, bedrooms and entrance areas. The selection is made by the buyer.

Electrical installations: The central high- and low-voltage distribution system is located in the technical room in the basement. The installations are surface-mounted in the basement and flush-mounted in the entrance and living areas.

Facade: The colour and material of the exterior facades will be determined by the client in collaboration with the architect.

Windows: The windows will be made of wood/metal or plastic with triple glazing.

Tiles: Floor and wall tiles up to CHF 120/m² (material and installation) are included in all bathrooms. The selection is made by the buyer.

Heating: The building has its own heating system. Heat is generated by a pellet heating system. Heat is distributed via low-temperature underfloor heating. Each flat is equipped with its own heating circuit distributor. Hot water is supplied centrally in the building and is combined with the heating system.

Kitchen fittings: The kitchen fittings are selected individually by the buyer. The equivalent value is:

Painting: The walls in the living rooms and bedrooms will be finished with 1.0 mm thick plaster. All ceilings in the living rooms and bedrooms will be finished with spray plaster. In the kitchen, stairwell and common areas, the walls will be painted with emulsion paint.

Metalwork: The front door will be made of aluminium/steel with triple-glazed insulation. Notice boards, letterboxes, etc. will be standard off-the-shelf products.

Sanitary appliances: All appliances such as bath and shower trays, washbasins and toilets, etc. can be selected by the buyer. The equivalent value is CHF 12,000 per wet room (according to the STWE plan) and CHF 5,000 per day toilet (according to the STWE plan).

Locking system: The front door has a central locking system with an intercom.
The apartment key can be used for the front door, the apartment door, the letterbox and all common areas.

Carpentry: All interior doors are made of natural wood or synthetic resin veneer. The doors are mounted on wooden frames. The door leaves are made of 40 mm thick solid chipboard and are equipped with a rubber seal around the edge to improve sound and air tightness.

The apartment entrance doors are 60 mm thick fire doors. They have a triple locking system. The doors are made of solid chipboard with double rebate, a metal threshold and a rubber seal around the perimeter.

A built-in wardrobe is included in the scope of services.

Ski storage room: A communal ski storage room with one lockable ski locker per flat is planned in the basement.

Plumbing: The plumbing will be carried out in copper or aluminium.

Blinds: All bedrooms are equipped with blinds.

Subfloors: The subfloors will be made of flowing screed or cement and laid on 20 mm thick impact sound insulation and 20 mm thick thermal insulation.

Landscaping: Great importance is attached to creating a well-maintained and attractive environment.
The design of the entire outdoor area – including access routes, ramps, green spaces, planting and forecourts – is being developed in close consultation between the client and the architect and forms part of the overall design concept.

Laundry room: Each flat will be equipped with a washing machine and dryer.

Furnishings: The furnishings shown in the plans and visualisations are not included in the property for sale and are not part of the scope of services.
